Résidence Bourgeois – Short‑Term Rental Terms & Conditions

These Terms & Conditions apply to all reservations at Résidence Bourgeois, a short‑term rental property located in Nova Scotia, Canada. By making a reservation and/or occupying the property, the guest agrees to these Terms & Conditions.

1. Booking & Occupancy

The person making the reservation must be at least 18 years of age and will be responsible for all guests.

Only the number of guests listed on the reservation are permitted to stay overnight.

No parties, events, or gatherings without prior written approval.

2. Payment & Fees

Full payment is required prior to arrival, unless otherwise agreed.

Rates, cleaning fees, and applicable taxes are disclosed at booking.

Any additional services or damages will be charged to the booking guest.

3. Cancellations & Refunds

Cancellation policies are outlined at the time of booking and vary depending on booking platform or direct booking terms.

No refunds for early departures, weather conditions, travel disruptions, or personal circumstances beyond the host’s control.

4. Damages

Guests are responsible for any damage, loss, or excessive cleaning caused during their stay.

Damage must be reported immediately.

5. House Rules

No smoking or vaping inside the property. Evidence of smoking indoors will result in additional cleaning fees.

No illegal activity is permitted on the premises.

Quiet hours are 11:00 PM – 7:00 AM in respect of neighbours.

Pets are not permitted unless explicitly approved in writing.

6. Cleaning & Maintenance

The property will be professionally cleaned prior to arrival.

Guests are expected to keep the property in reasonable condition.

Excessive mess, stains, or odors may result in additional cleaning charges.

7. Safety & Use of Property

Guests assume all risks associated with use of the property.

Children must be supervised at all times.

Do not tamper with safety equipment, including smoke detectors and fire extinguishers.

Outdoor areas, stairs, decks, and winter conditions may be slippery or uneven; use caution.

8. Liability & Disclaimer

Résidence Bourgeois and the property owner are not responsible for:

Personal injury, illness, or accidents

Loss, theft, or damage to personal belongings

Guests agree to indemnify and hold harmless the owner from any claims arising from their stay, except where caused by gross negligence.

9. Right to Refuse or Terminate Stay

The owner reserves the right to refuse service or terminate a stay without refund for violation of these Terms & Conditions, unsafe behavior, or misrepresentation at booking.

10. Privacy

Guest information is used solely for booking and communication purposes and will not be shared except as required by law.

Exterior security cameras may be in use for safety purposes only. No cameras are located inside the property. (The house has a security camera in the front of house facing the road and door. There is an additional camera in the back facing the wharf and the basement door.)

11. Governing Law

These Terms & Conditions are governed by the laws of the Province of Nova Scotia and the laws of Canada.

12. Agreement

By booking and occupying the property, guests acknowledge that they have read, understood, and agreed to these Terms & Conditions.
